This is a guidance note with regards to Telford and Wrekin Council’s approach to pre-application discussions on strategic development proposals.
Check list for Developers:
· Submission of draft proposals at the earliest stage possible in the process (at least two weeks in advance of any meetings). As a minimum first approach should include the following:
- Location Plan, A4 location plan at 1:1250 or 1:2500.
- Brief description of the development proposed, ideally with an indication of architectural approach/materials
- Plans/description of the existing site/land use; and
- Plans of the proposed land-use/development showing relationship to adjacent development
- Photographs of the site
· Provision of draft supporting documents at the earliest possible stage, for comment by the Council
The case officer will liaise with the applicant or their agent to confirm a time limited appointment for the appropriate meeting at which their proposal is to be discussed.
The developer would be expected to minute the meeting, and send a copy to the case officer, within five working days for circulation and agreement.
In addition we would expect a background and supporting statement for a proposal, as well as photographs of the existing site, draft proposed plans and draft copies of any supporting information that an application may expect to rely on so that I and internal consultees can advise developers and their agents as necessary.
